New Wood Floors

When we purchased this house we knew there were a few things we wanted to do to it right away.  The floors were in bad shape all across the house: the carpets had some pretty bad, very permanent stains, and a few holes; and the wood floors through the kitchen and dining room were worn through their finish and were unlikely to be able to be refinished.  Our Realtor was great and had someone come out to measure and give us a quote for replacing all of the floors during our inspection, and at the time we decided to go ahead and replace the carpets before we moved in, but to live with the wood floors for a bit to see what we really wanted to do with them.

It’s a bit hard to see in pictures, but there were several places where they had been badly worn and at some point someone had a runner down that stripped most of the finish off of the top layer, which would be difficult to fix.

We spent a lot of time debating what to do about our wood floors, since they back up to the door that goes out to the pool and are destined to get wet and dripped on during pool season (our only downstairs bathroom is across the wood floors, near the staircase).  So we talked about going back with tile, and leaving the wood floors in the dining room, but after talking to the flooring lady she assured us that the floors that we put back wouldn’t be damaged too badly from water on them as long as we didn’t let the water sit for long periods of time.

And I just love the look of wood floors and the fact that i would make the flow from the dining room to the kitchen/breakfast area seamless.

Next we had to decide on color.  Although the stairway balusters are currently the same reddish brown wood, we like the look of the dark brown floors so much that we went with a darker and more distressed look.  We are hoping the distressed look helps hide some of the inevitable dirt and dog hair that will be on our floors! Since one of the complaints about dark floors is how much dirt they show! We ended up choosing Havana Hickory flooring in Prado.  It shows a lot of grain, and has a hand scraped finish which gives it the more ‘rustic’ look that we like.

I know a lot of people install their own wood floors, but since this was something we wanted done pretty immediately and is such a large and prominent area of our house, we decided to let the professionals do it! We used the same people who installed our carpets, they were professional, cleaned up after themselves and did a great job in a short amount of time! They will move the furniture for you, but charge you a little extra to do it, and since we don’t have a ton of furniture on our floors we enlisted my brother’s help to move a few of the bigger pieces and then Reese and I moved the rest onto the carpeted areas.

They came in Monday morning and made quick work of tearing out our old floors.  Pretty soon it looked like Dexter was about to come kill a few people in our living room:

Oh and they hadn’t gotten all the glue off the floors, so everywhere you walked was sticky.  So needless to say, the hubs and I ate out for dinner and holed up upstairs in our bedroom for the part of the evening we were home.   newfloors2

The original estimate was that it would take two days to finish, but all the angles in our kitchen proved to be fairly difficult, so it ended up taking them about two and a half.  But check them out now!  We will be moving all the furniture back shortly, and I’ll be sure to take some updated pics of that for you too, but I just couldn’t wait to show you what they look like!

Aren’t they pretty??

I can’t wait to get our furniture back in and the whole space put back together, but this area is hard to recognize from where it started a few months ago!

Lexie was a little unsure of how she felt about having the whole house torn up.  Actually that is a lie… she knows exactly how she feels about it and it is NOT POSITIVE.

This space was hard to get a picture of with the light coming in from those windows, but once we have the table and chairs back I’ll snap a better pic for you!

It’s hard to tell whether the paint or the floors made the bigger difference in how this house feels, but all of a sudden it is feels way more updated and a whole lot more like us!

Backfill Baby

Don’t worry, for those of you sick of the pregnancy posts… this one actually has NOTHING to do with babies.  This is one of those super un-glamorous projects that was totally necessary at our house.

The previous owners had the driveway widened by adding an extra concrete pad on the north side of our driveway.  It’s a great addition size-wise because it allows some space between the cars and would allow you to park in the middle of the garage and still park a second car in the driveway.  BUT they didn’t finish out the project by backfilling and resodding the few feet of dirt between our house and our neighbors; which left a pretty sizeable drop-off ledge from the driveway.

Since we live at the end of a dead end street and are good friends with our neighbors, we actually spend a fair amount of time in our front yard and have a few kids running around, we didn’t want them (or let’s be honest, big ole pregnant me) tripping over this dropoff and hurting themselves.  And it was definitely a catch all for leaves and water runoff, so not exactly good for the aesthetics either.

We decided this weekend would be the perfect time to remedy this, so I did some research on where to buy soil and calculated how much dirt we would need to fill this little trench up.  There is a place in North Plano called Texas Pure, and it is the City of Plano’s soil/mulch recycling place.  But they will sell you various soil products for much cheaper than buying them buy the bag at a big home goods store.  So Saturday, Reese and a neighbor went to go pick up a cubic yard and a half of soil, and some sod to lay on top of it.  Apparently I way overestimated the soil we needed because we had quite a bit leftover!

And just a few short hours later, our little patch of sadness looked a whole lot better! We just dumped the dirt in, compacted it as best we could and then laid the sod down at the top.  And then watered it really well.  We did try to maintain the existing slope towards the street so that the water won’t pool anywhere, but we’ll have to monitor that as it rains more to ensure there isn’t any place getting too soggy!

We were fortunate to get it laid on a beautiful day right before it rained for two days, so the sod is getting plenty of free moisture! We need to pick up another one or two squares just to finish it off, but we were pleased to be able to check this guy off our list!

Followup: I since grabbed a couple more squares of sod to cover the rest of the dirt, so we are all ready for the rain coming in the next few days!

Week 27 Recap

Happy Easter!! I hope you all enjoyed your holiday weekends, The husband and I got a TON of things accomplished around the house, so I’ll be sharing a lot of those this week and next!  But we also enjoyed celebrating Easter at our church and with our small group, so it felt like a great balanced weekend of work and play!

week27

Baby’s Size: Baby girl is eggplant sized and about 2.25 pounds.

Baby’s Progress: She is capable of blinking and now has eyelashes (here’s hoping she inherits my long lashes!) and she is still packing on the pounds!

Weight Gain: I am at about a 10 pound net increase from the start of this whole pregnancy, so I’m right on track!

Sleep: Sleep is definitely getting harder.  I told the husband I feel like a weeble wobble, if I get too much momentum I just roll over to the other side. She seems to have gotten a lot bigger in just a few short days, so I’m definitely starting to feel the full weight of carrying another human!

Milestones: I took (and failed) my glucose challenge test this week, so I have to go back for the longer test. After doing LOTS of research it seems I didn’t fail it by that much, and there are lots of false positives, so I go back for the longer test later this week and I’m hoping it comes back negative for gestational diabetes.  Although that combined with the fact that Bluebell recalled my favorite half gallon of ice cream due to Listeria concerns (which FYI affect pregnant women more than most others) I’m taking these as a sign to cut down on my sugar intake and eat a few more green veggies!

Favorite clothing item of the week: For Easter I wore an older Gap dress that I have had for several years, and got lots of compliments on it.  I’m not sure if it is a good or bad sign that so much of my pre-pregnancy wardrobe still fits over my ever-expanding belly!!

Symptoms: OOOOhhhh man, the symptoms are coming back.  My feet are swelling on a more frequent basis (I’m getting pretty good at working while my feet are propped up on the desk) and it is definitely getting harder to breathe.  I’m not sure how much of that is due to the insane pollen that has descended over the Dallas Metroplex and how much is because baby girl is getting big enough that she has been pushing on my lungs lately, but the combo is pretty intense!

Workout: I haven’t done much exercise per se, but we did a bunch of yardwork this weekend, and I’ve stayed fairly active in my daily life, so we are going to call that a win.  Although with the failed glucose challenge test I may need to start walking more and being a little more active! (either that or quit eating the Easter Starburst jelly beans that somehow found their way into my grocery bag, but walking feels WAY more likely!)
